Bailey Green Chimney Survey
Know where you stand with the chimney stack before you decide what to do next. We carry out chimney surveys in Bailey Green, with photographs and a clear written report.
- Gaps in the mortar around the pots
- Redundant stacks capped without ventilation
- Gaps where the stack meets the roof
Tips from our surveys
From years of surveys, a few habits stand out:
- Don’t use a ladder to reach the stack yourself
- Have brackets on the chimney checked
- Keep track of stains on chimney breasts
- Check unused flues are capped with ventilation
After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Chimney survey in Bailey Green: what you get
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. Typical surveys look at damaged chimney pots and cowls and redundant stacks capped without ventilation, across lead flashings, brick chimney stacks and chimney breasts.
Some older homes in villages like Bailey Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Your questions about chimney surveys in Bailey Green
Is my home in Bailey Green listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Bailey Green?
Yes. Bailey Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Does the weather affect the survey?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Will you check the chimney is safe to use with a fire?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.
How much is a survey?
Prices start from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or use the contact form.
How we price chimney surveys
When we price a survey, we consider:
- The use of thermal imaging or a drone
- Which survey package you book
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.
Helping us price your survey
A few details help us point you to the right survey and price. When you contact us, it helps to mention:
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Where water is showing inside, if it is
Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.
Roofs, chimneys and gutters in Bailey Green
With Hinton Ampner House about 4.7 miles west, Bailey Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Signs you need a chimney survey in Bailey Green
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
It’s worth booking a survey if you’ve seen:
- Damp on a chimney breast inside
- Frost-damaged brickwork on the stack
- Damaged chimney pots and cowls
- Worn or missing pointing
For an older house near a landmark such as Holy Trinity Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- What experience they bring
- Whether the roof space is looked at, where there is one
- Will the report include photos?
- Which viewpoints they use to see the roof
Surveys for landlords and agents in Bailey Green
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

When you need someone else
A survey is a careful look at the chimney stack, but it cannot do everything. Its limits include:
- Checks on boilers, fires or their flues
- Structural calculations for a leaning stack
- Areas we can’t view from safe positions
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.
Roof types and parts we check
- Chimney pots and cowls
- Chimney breasts
- Lead flashings
- Brick chimney stacks
- Flaunching
- Shared and party-wall stacks
What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Bailey Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
How to prepare
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft
- Agree roof access with the managing agent if it’s shared
