Drayton questions

Does a conservation area affect roof work in Drayton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Drayton?

Yes. Drayton is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How much is a survey?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

Can you survey a chimney stack we share with next door?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

What will the report tell me?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Chimney surveys for homes and businesses in Drayton

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey flaunching, chimney breasts and lead flashings, and the problems we’re asked to look at most are staining on walls around the chimney and signs that a stack is leaning.

Somewhere as small as Drayton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Roofs, chimneys and gutters in Drayton

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Petersfield station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as East Meon Church of England Controlled Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Drayton is about 5 miles west of Petersfield, in Hampshire. If you are in Drayton, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our Hampshire coverage includes Drayton. There’s also a page for Portsmouth.

We cover every part of the GU32 postcode area for chimney surveys and the streets around it. Nearby, we also carry out chimney surveys in West Meon (2 miles west), Privett (3 miles north), Filmore Hill (3 miles north), Bailey Green (3 miles north) and West Tisted (4 miles north). Within a short drive, we also cover Winchester (12 miles west), Gosport (14 miles south), Havant (10 miles south), Eastleigh (13 miles west), Fareham (12 miles south-west) and Horndean (7 miles south).

Different roofs, different checks

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Leave it or get it looked at?

If you’re buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. In a small place like Drayton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What happens on the day

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two at a house, as part of a look at the roof around the stack. Older roofs in small places like Drayton can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work

Advice

How we price chimney surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Roof area
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

A little information up front helps. It is useful to include:

  • Where water is showing inside, if it is
  • Dates you are working to, like exchange
  • Access details, such as a loft hatch or a shared roof
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Ask about consent before removing a chimney on an older property
  • Photograph damp patches with the date
  • Ask for ventilated caps on redundant stacks
  • Never climb onto the roof to look at a chimney

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.
