Monkwood: your questions answered
Do you cover smaller places like Monkwood?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is my home in Monkwood listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
What’s the best way to book?
Just ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Do you go up on the roof?
Only where it is safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
Pre-purchase roof survey in Monkwood: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you’ve noticed cracked flaunching or crumbling chimney pointing and blistered or split felt on a flat roof, we can find out what’s behind it.
In a village or hamlet like Monkwood, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Nothing in the report is left vague: where something needs attention, it says so plainly.

For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about one to two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Monkwood can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.

What we look for on each type of roof
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Signs you need a pre-purchase roof survey in Monkwood
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
A survey makes sense if you’ve noticed:
- Signs of past leaks inside the loft
- Sagging ridge lines or uneven roof slopes
- Cracked flaunching or crumbling chimney pointing
- Slates or tiles that have slipped or gone
For an older house near a landmark such as Monkwood Mission Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
What to check before booking
- Is VAT included in the price?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How much experience they have with roofs like yours
