Pre-purchase roof survey in Ropley: what you get

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Common reasons to book are damp timbers or stains in the loft and loose pots and cracked flaunching, across the roof space, gutters and downpipes and lead flashings and valleys.

Being in a small place like Ropley makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Surveys for landlords and agents in Ropley

We survey roofs for letting agents and landlords as well as householders. A report with photographs gives you a clear record of the roof.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

Ropley: your questions answered

Is Ropley within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Ropley is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I book a survey in Ropley?

Just phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does your survey replace a RICS home survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or drop us an email.

Pre-purchase roof surveys in Ropley: local notes

The wider area around Ropley has a long history of building, with Hinton Ampner House about 4 miles south-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St Peter, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How we price pre-purchase roof surveys

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

What to let us know when you contact us

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.

Different roofs, different checks

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

What this survey cannot tell you

It is useful to know what a survey will not do before booking:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • The condition of the rest of the house (that’s a RICS home survey)

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • Chimney stacks

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Ropley, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Advice

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Give your solicitor a copy of the report
  • Ask for loft access on the day
  • Let us know your exchange date when you book
  • Ask who repairs the roof under the lease

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
