Pre-purchase roof survey in Kitwood: what you get

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. Common reasons to book are flashings that have lifted or split and blocked or leaking gutters, on chimney stacks, natural slate and lead flashings and valleys.

Being in a small place like Kitwood makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Kitwood homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Kitwood has a long history of building, with Bentworth Hall about 3.8 miles north. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

The streets around a church like Church of the Good Shepherd are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Your questions about pre-purchase roof surveys in Kitwood

Will you come out to Kitwood?

Yes. Kitwood is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Kitwood?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you carry out surveys on Saturdays and Sundays?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or use the contact form.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

How long will you be at the property?

It normally takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

What happens if roof problems are left?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. Older and listed buildings around Kitwood may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Kitwood, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Tell us where we can park nearby
  • If it isn’t your property yet, arrange access through the agent

Advice

How the survey changes by roof type

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Defects hidden under coverings or inside walls without opening up
  • Anything beyond the roof, which a full home survey covers
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.
