Why get it checked now?

A defects or warranty period does not last for ever. Checking the roof before it ends gives you time to raise anything we find. Around Kitwood, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

New roof snagging in Kitwood: what you get

The best time for snagging is before the final payment while the roofer can still come back easily. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. You get a written list of snags with photographs, ready to pass on in good time. We survey ridges and verges, loft conversions and dormers and replacement roofs, and the problems we are asked to look at most are untidy or loose verge details and debris left in gutters or valleys.

Older buildings in small places like Kitwood may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Kitwood questions

Is my home in Kitwood listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Kitwood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when booking and we’ll explain what’s needed.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What do you check on a new roof?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is looked at where there is safe access and check for damage left by the job.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Can you see the fixings under the tiles?

No. We don’t open up the new roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents and landlords in Kitwood book surveys as well as homeowners. A report with photographs gives you a clear record of the new roof, which helps you plan work between tenancies.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Look for new stains after a downpour
  • Diary the defects period end date
  • Check that gutters weren’t left full of offcuts
  • File all paperwork for the new roof

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take between one and two hours at most homes, and more on a big or complicated roof. Around Kitwood, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before the survey

  • Check we can get to the back of the property
  • Gather any invoices or paperwork from past roof work
  • If you are buying, let the agent know when we are coming

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether the roof will leak in future
  • Estimates of what fixes will cost
  • Areas out of view from every safe vantage point

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and does not.

What we look at

  • Loft conversions and dormers
  • New flat roofs
  • Flashings and valleys
  • New-build homes
  • Replacement roofs
  • Ridges and verges

Buying a home or a new roof in Kitwood

With Bentworth Hall about 3.8 miles north, Kitwood sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If your house is among the older ones in the streets near Church of the Good Shepherd, the roof may have had decades of patch repairs, and the survey shows where they are.
