Roof leak investigations in Kitwood

Do you need a roof leak investigation in Kitwood?

Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.

We are often asked to look at:

  • Damp ceilings under a flat roof
  • Ceiling stains that grow after rain
  • Drips from nail tips in a cold loft
  • Water that shows only in certain storms

For site and facilities teams at buildings like Four Marks Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • Whether VAT is added on top
  • What’s outside the scope of the survey
  • Are they insured for the work?

What’s in a roof survey

Roof leak investigation in Kitwood: what you get

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. We’re often asked to look into stains around a skylight and water through the ceiling under a flat roof, across chimney stacks, flat roof details and slate and tile slopes.

For a small place like Kitwood, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Useful tips for Kitwood property owners

Small things make a difference. Some pointers:

  • Check the loft is accessible
  • Note the weather when the leak shows
  • Tell us about any past repairs to the roof
  • Stay off ladders and the roof

Keep the report after the work is done. If water appears again, it shows what was found before.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What happens if roof problems are left?

Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. In a place like Kitwood, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a house, and longer for a large or complex roof. In a small place like Kitwood, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in

Advice

What we look for on each type of roof

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Kitwood: your questions answered

Is my home in Kitwood listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Kitwood?

Yes, Kitwood is on our map. Villages and rural addresses get the same survey as a town house.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

What happens next?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Roof leak investigations around Kitwood

Historic houses such as Bentworth Hall, about 3.8 miles north, show how far back building in the area around Kitwood goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.

If your home is one of the older ones in the streets near Church of the Good Shepherd, lead flashings, valleys and old chimneys are typical places for water to get in.
