About our landlord roof survey in Kitwood
A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We are frequently asked to look into missing or loose roof coverings and leaks into upper flats, across converted houses, flat roofs on blocks and shared roofs.
Older buildings in small places like Kitwood may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Why get it checked now?
Defects caught early can frequently be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Older cottages and farmhouses around Kitwood can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Questions from Kitwood
Do you cover smaller places like Kitwood?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Kitwood in the area you cover?
Yes, Kitwood is one of the places we work. The survey and report are the same in Kitwood as anywhere else, and visits run on weekdays and weekends.
How long will you be on site?
A visit normally takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. You will know roughly how long when we arrange it.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Kitwood, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- If it is not your property yet, arrange access through the agent
- For flats, make sure roof access has been agreed
- Tell us about parking before the day

Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Keep past survey reports with the building’s records
- Arrange flat access beforehand
- Ask residents to report damp straight away
- Check your lease or ask a solicitor about who pays
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
Local roofs in Kitwood
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Bentworth Hall about 3.8 miles north, Kitwood sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If your house is among the older ones in the streets near Church of the Good Shepherd, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Four Marks Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey changes by roof type
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
Gutters and downpipes
Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected where they can be seen.
What a landlord roof survey does not cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Who pays under the lease (that’s a legal question)
- Structural calculations or an engineer’s report
- The rest of the building, as a RICS Level 2 or 3 survey would
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.
