Kitwood Flat Roof Survey
We carry out flat roof surveys in Kitwood and the rest of Hampshire. Surveys run on weekdays and at weekends.
- A sagging deck under the covering
- Failed seals around rooflight kerbs
- Ponding water that doesn’t drain away
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Treat rooflights and old sheeting as fragile
- Ask contractors to protect the roof if they work on it
- Book a survey every few years
- Check that new brackets or units haven’t damaged the covering
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
About our flat roof survey in Kitwood
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at leaks around rooflights and blistering in felt or asphalt, across felt flat roofs, EPDM rubber and upstands and outlets.
In a village or hamlet like Kitwood, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Surveys for landlords and agents in Kitwood

Letting agents and landlords in Kitwood book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photos.
Common roof problems in Kitwood
A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
A survey can pick up problems such as:
- Water getting in at rooflights
- Splits, cracks and crazing
- Damaged trims at the roof edge
- Standing water left after rain
For an older house near a landmark like Church of the Good Shepherd, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Questions to ask before you book
- How they plan to inspect the roof safely
- Whether the price includes VAT
- Their drone registration, if they fly one
- What they will not be able to tell you
Why it’s worth a survey now in Kitwood
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. In a small place like Kitwood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. For a village or hamlet like Kitwood, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building

Your questions about flat roof surveys in Kitwood
Is Kitwood within the area you cover?
Yes. Kitwood is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in Kitwood?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or use the contact form with the address.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Flat roof surveys around Kitwood
About 3.8 miles north lies Bentworth Hall, a reminder of how long the area around Kitwood has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you look after a building like Four Marks Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
