Tips from our surveys

From years of surveys, a few habits stand out:

  • Ask whoever fits equipment on the roof to make good the covering
  • Plan a survey before the covering reaches the end of its usual life
  • Limit foot traffic on the covering
  • Check from a window for ponding after heavy rain

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Flat roof survey in Ellisfield: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’ve noticed edge trims that have lifted or split and signs of deflection in the roof deck, we can find out what’s behind it.

In a small place like Ellisfield, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Ellisfield can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Flat and commercial roofs around Ellisfield

Historic houses such as Hall Place, about 3.9 miles south, show how far back building in the area around Ellisfield goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you live in an older home near Church of St. Martin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a shop, office or commercial unit, for instance near Festival Place, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Landlords with a home close to Basingstoke station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Ellisfield is about 4 miles south of Basingstoke, in Hampshire. Wherever you are in Ellisfield, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Ellisfield is one of the places in Hampshire we cover for flat roof surveys. There is also a page for Reading.

Ellisfield questions

Does a conservation area affect roof work in Ellisfield?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Ellisfield?

Yes, Ellisfield is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Will you walk on the flat roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What’s in the report?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Prices for flat roof surveys in Ellisfield

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

Some details help us recommend the right survey and price. When you contact us, let us know:

  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors

For a price for flat roof surveys in Ellisfield, phone 07833 053749 or email us. Some details about the property and the roof help us price the survey accurately.

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. For an older or listed building in a place like Ellisfield, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • The condition of the deck or insulation hidden under the covering
