Need a flat roof survey in Titchfield Park?

Flat roof survey in Titchfield Park

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’ve noticed blistering in felt or asphalt and blocked or damaged outlets, we can find out what’s behind it.

In a village or hamlet like Titchfield Park, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why get it checked now?

Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Older and listed buildings around Titchfield Park may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Flat and commercial roofs around Titchfield Park

Titchfield Park lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. There are several hotels within about a mile and a half of Titchfield Park. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

A roof leak in a hotel or guest house around Titchfield Park means lost rooms as well as repairs. For site and facilities teams at buildings such as St Anthony's Catholic Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as St John, the flat roofs on later extensions tend to wear out long before the main roof.

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

Your questions about flat roof surveys in Titchfield Park

Do you cover smaller places like Titchfield Park?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Titchfield Park?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Does the survey cover asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Do you give a life expectancy for the roof?

A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere like Titchfield Park needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

When you need someone else

To be straight with you, a roof survey has limits:

  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering
  • A fixed date for when the roof will need replacing
