Flat roof surveys for Upper Wield homes and businesses

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Flat roof survey in Upper Wield: what you get

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at edge trims that have lifted or split and failed seals around rooflight kerbs, on EPDM rubber, felt flat roofs and upstands and outlets.

Older buildings in small places like Upper Wield may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Upper Wield

Is Upper Wield within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is Upper Wield in the area you cover?

Yes, Upper Wield is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How experienced are you?

More than 5,000 surveys over 20+ years.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we will say so and suggest what would help.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. In a small place like Upper Wield, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch

Advice

When you need someone else

A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:

  • A promise that the roof will not leak in future
  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Flat roof surveys around Upper Wield

Historic houses like Hall Place, about 2.2 miles east, show how far back building in the area around Upper Wield goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If your house is among the older ones in the streets near Church of St James, the joins between later flat roofs and the old walls are where problems usually start.

Why act early in Upper Wield

A small split in a flat roof is typically a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Where a roof is exposed, as many are in small places like Upper Wield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
