Flat roof survey in Bighton

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and people most often book us about failed seals around rooflight kerbs and cracked or split membrane.

Flat roofs on exposed homes in small places like Bighton take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Why it’s worth a survey now in Bighton

Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Useful tips for Bighton property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check that new brackets or units haven’t damaged the covering
  • Check from a window for ponding after heavy rain
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Your questions about flat roof surveys in Bighton

Is Bighton in the area you cover?

We do. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Bighton?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

How much is a survey?

Our price is from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or use the contact form.

Will this cover the whole house?

No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can you tell me how long my flat roof will last?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take about one to two hours at a typical home, though large, tall or awkward roofs take more time. Rural addresses near Bighton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Make sure we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Flat roof surveys around Bighton

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. With Hinton Ampner House about 4.3 miles south, Bighton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take a building like Perins School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
