New roof snagging in Upper Wield: what you get

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. If you’ve noticed cracked or slipped new tiles or slates and signs of condensation in the roof space, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Upper Wield, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Book snagging before the final payment
  • Diary the defects period end date
  • Walk round the house to look for knock-on damage
  • Agree snagging with your roofer at the start

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer straight away.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

Upper Wield: your questions answered

Is my home in Upper Wield listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Upper Wield?

Yes. Upper Wield is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your roof, phone 07833 053749 or email us.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

How much time does a snagging visit need?

It usually takes between one and two hours on an ordinary house, and more on a big or complicated roof. You will know roughly how long when we arrange it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Does the weather affect the survey?

Light rain does not usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Rural addresses near Upper Wield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Let us know about parking near the property
  • Make sure we can get to the back of the property
  • If it is not your property yet, arrange access through the agent

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Why get it checked now?

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on, getting them back can take longer. Our report lists what to raise. In a small place like Upper Wield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What new roof snagging looks like in Upper Wield

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Hall Place, about 2.2 miles east, is one of the historic houses in the wider area around Upper Wield. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

The streets around a church like Church of St James are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the roof will leak in future
  • Fixings and underlay hidden under the coverings
  • Areas out of view from every safe vantage point

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
