Flat roofs in Palestine
Historic houses such as Idmiston Manor, about 4.7 miles south-west, show how far back building in the area around Palestine goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
Take an older house close to Church of St Leonard: flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Grateley Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Flat roof survey in Palestine: what you get
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey mastic asphalt, felt flat roofs and EPDM rubber, and common reasons people get in touch are gaps at upstands and abutments and loose or cracked edge trims.
Somewhere as small as Palestine, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Common questions in Palestine
How do I find out if my home in Palestine is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will you come out to Palestine?
Yes. Palestine is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
What happens after the survey?
The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What we do, step by step
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Palestine often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
- Let us know about parking near the property

Do you need a flat roof survey in Palestine?
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
A survey makes sense if you’ve noticed:
- Splits, cracks and crazing
- Outlets that hold water back
- Edge trims that have lifted or split
- A sagging deck under the covering
For landlords with property near Grateley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Choosing a roof surveyor
- How long the report takes to arrive
- What the survey won’t cover
- Whether VAT is in the quoted price
- Will the report include photos?
Useful tips for Palestine property owners
Over many surveys, some simple habits stand out:
- File the paperwork for the roof and any repairs
- Never stand on rooflights or fragile sheeting
- Check the outlets after the leaves fall
- Check ceilings under the roof for damp patches
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
- Extra roofs, like extensions, dormers or garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
What we need to know
Here’s what helps us most when you contact us:
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.
Why get it checked now?
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. In a small place like Palestine, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
