Landlord and commercial surveys in The Mint

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which can make access easier.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photographs.

Flat roof survey in The Mint

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are cracked or split membrane and upstands pulling away from walls, across GRP fibreglass, mastic asphalt and single-ply membranes.

Somewhere as small as The Mint, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Check new fixings through the roof are properly sealed
  • Plan a survey before the covering reaches the end of its usual life
  • Ask contractors to protect the roof if they work on it
  • Look for standing water a day after rain

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey won’t do:

  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering
  • Parts of the roof that are not safe to walk on or view

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

Your questions about flat roof surveys in The Mint

Is The Mint in the area you cover?

Yes, The Mint is one of the places we work. The survey and report are the same in The Mint as anywhere else, and visits run on weekdays and weekends.

Will you come out to The Mint?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Should I worry about standing water on my flat roof?

Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Flat roof surveys in The Mint: local notes

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you own a rental within reach of Liss station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Hope Church, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Liss Junior School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

How the survey changes by roof type

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

What affects the price in The Mint

Several things affect the price of a survey:

  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like The Mint, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.
