Need a roof survey in The Mint?

Your questions about roof surveys in The Mint

Do you survey roofs for landlords with property near Liss station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in The Mint listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Is The Mint in your area?

Yes. Our area covers London and South East England, The Mint included.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Roof survey in The Mint: what you get

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. We’re frequently asked to look into worn or blocked valleys and flashings that have come away from the wall, on natural slate, the roof space and lead flashings.

In a village or hamlet like The Mint, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, and more on a big or complicated roof. In a small place like The Mint, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Useful tips for The Mint property owners

Here are a few things we’d tell any owner:

  • Hold on to the report for future surveys
  • Make sure we can open the loft hatch
  • Include dormers, porches and garages when booking
  • Find records of any re-roofing or repairs

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. For older village homes like those around The Mint, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

If you can, have these to hand when you contact us:

  • Access details, like a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • What made you get in touch

Once you know what you need, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of any kind
  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we check

  • Flat roofs
  • Natural slate
  • Ridges, hips and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings
  • The roof space

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

The Mint homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

If you let a flat or house near Liss station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you own one of the older houses in the streets near Hope Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Liss Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
