Chimney survey in The Mint: what you get
Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you’ve noticed mortar washing out of the joints and staining on walls around the chimney, we can find out what’s behind it, on lead flashings, chimney pots and cowls and chimney breasts alike.
In a village or hamlet like The Mint, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for The Mint
How do I find out if my home in The Mint is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Liss station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
How do I book a survey in The Mint?
Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
What does the report include?
Written findings with photographs, explaining the condition of the chimney stack, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Why get it checked now?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Older and listed buildings around The Mint may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Chimney surveys around The Mint
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
Take a building like Liss Junior School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Liss station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Hope Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What affects the price in The Mint
Prices vary from roof to roof, for these reasons:
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours at most homes, or half a day or so for a commercial building. In a hamlet or village like The Mint, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Before we arrive
- Keep pets in another room
- Unlock side gates and any roof access doors
- Buyers: confirm access with the estate agent or seller

Landlords, agents and block managers in The Mint
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Book a sweep for flues that are in use
- Use the report as a baseline for future checks
- Glance at the stacks from the street now and then
- Leave close inspection to people with safe access
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
