Pre-purchase roof survey in The Mint

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Typical surveys look at blistered or split felt on a flat roof and chimney mortar that has eroded, on the roof space, gutters and downpipes and lead flashings and valleys.

For a small place like The Mint, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like The Mint, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Let us know where we can park nearby
  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Landlord and commercial surveys in The Mint

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Common roof problems in The Mint

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from the ground.

These are some of the problems a survey can pick up:

  • Blistered or split felt on a flat roof
  • Bitumen or mortar used in place of proper repairs
  • Cracked flaunching or crumbling chimney pointing
  • Gutters that overflow or drip at the joints

The streets around a church such as Hope Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before you book

  • Whether the inside of the roof is included
  • What experience they bring
  • What follow-up you get after the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Give your solicitor a copy of the report
  • Ask when the roof was last worked on
  • Mention any deadline when you get in touch
  • Ask the agent to make sure the loft hatch can be opened

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

How the survey changes by roof type

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
