Pre-purchase roof survey in Rake
A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Common reasons to book are quick fixes on flashings and valleys and flashings that have lifted or split, across flat-roofed extensions and dormers, natural slate and chimney stacks.
In a village or hamlet like Rake, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.
Different roofs, different checks
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. When slates start to slip, corroded nails are often the reason.
Chimney stacks
Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Notice patches of new decoration in top-floor rooms
- Book once your offer is accepted
- Check we’ll be able to get into the roof space
- Request records of any re-roofing
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.
Do you need a pre-purchase roof survey in Rake?
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
We’re often asked to look at:
- Gutters choked with leaves and moss
- Blistered or split felt on a flat roof
- Roof slopes that look uneven or sagging
- Loose pots and cracked flaunching
If you live in an older home near Rake Mission Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Choosing a roof surveyor
- What they will not be able to tell you
- How much experience they have with roofs like yours
- Is VAT included in the price?
- Whether you can ask questions once you have the report
What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Rake needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before we arrive
- Find any records of previous roof work
- Leave side gates unlocked
- Check pets are kept safely away
Getting a price

Advice
Rake homes and their roofs
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
For landlords with property near Liss station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common questions in Rake
Do you cover Rake?
We do. The survey and report are the same in Rake as anywhere else, and visits run on weekdays and weekends.
Is Rake within the area you cover?
Yes, Rake is on our map. A small place gets exactly the same survey as a big one.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
Can I use the report to negotiate on price?
Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
Is your roof survey a RICS survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Why act early in Rake
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. For an older or listed building in a place like Rake, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
