Independent gutter surveys in Rake

About our gutter survey in Rake

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed water spilling over the gutter edge and brackets that have dropped or snapped, we can find out what’s behind it, on valley gutters, fascias and soffits and downpipes alike.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Rake, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft

Related advice

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Different roofs, different checks

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too
  • Get trees that overhang the gutters trimmed
  • Get the gutters cleaned out every year

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.

Landlord and commercial surveys in Rake

Freeholders and residents’ companies use a roof report to plan and budget.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

FAQs for Rake

Will you come out to Rake?

Yes, Rake is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

I let a flat near Liss station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just phone 07833 053749 or email us for a price.

How long will you be on site?

A visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Gutter surveys around Rake

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own one of the older houses in the streets near Rake Mission Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Liss station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Rake CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
