When to book a survey in West Liss

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Typical things we are asked to look at include:

  • Brackets that have dropped or snapped
  • Fascia boards damaged by overflowing water
  • Leaves and moss blocking gutters
  • Water spilling over the gutter edge

Landlords with a home close to Liss station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What to expect from a roof survey

Gutter survey in West Liss: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey valley gutters, outlets and hoppers and downpipes, and common reasons people get in touch are hoppers and outlets full of debris and gutters full of debris and silt.

In a small place like West Liss, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Landlord and commercial surveys in West Liss

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Landlords, agents and building managers in West Liss and across Hampshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.

How it works

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You’re welcome to ask questions while we are there. In a small place like West Liss, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

What a survey costs

To price your survey, we check:

  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • What kind of property and roof it is
  • Where water is showing inside, if it is

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Gutter surveys around West Liss

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Liss Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Confirming asbestos in older rainwater goods
  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls

Your questions about gutter surveys in West Liss

Is my home in West Liss listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Liss station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
