West Liss: your questions answered

Do you cover smaller places like West Liss?

We do. A small place gets exactly the same survey as a big one.

Is West Liss in the area you cover?

We do. Every survey there gets the same written report with photos.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

How do I book a survey in West Liss?

Simply phone 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Flat roof survey in West Liss: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are outlets choked with leaves and silt and upstands pulling away from walls, on upstands and outlets, mastic asphalt and EPDM rubber.

Older buildings in small places like West Liss may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Flat roof surveys around West Liss

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For site and facilities teams at buildings such as Liss Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Liss station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What we look for on each type of roof

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

Honest limits

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • Fragile surfaces, which we don’t walk on
  • Testing older roof sheets for asbestos
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and does not.

How we price flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

What we need to know

There is no need for technical words. Just tell us:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, like exchange

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Landlord and commercial surveys in West Liss

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which can make access easier.

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at a typical home, though large, tall or awkward roofs take more time. In a small place like West Liss, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
