Gutter survey in The Mint: what you get
Some gutters are easy to see from the street, but many are not. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Common reasons to book are soffits marked by water and leaves and moss blocking gutters, on eaves gutters, parapet and box gutters and outlets and hoppers.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlords, agents and block managers in The Mint
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the gutter, with photos.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Rural addresses near The Mint can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it’s safe to get into.
- You get a written report with photos and recommendations.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- Tell us about parking before the day
- If the roof is shared, arrange access with whoever manages the building

Questions from The Mint
How do I find out if my home in The Mint is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Liss station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you look in the loft space?
If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What’s the best way to book?
The quickest way is to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we will suggest the right survey. Surveys run on any day of the week.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, phone 07833 053749 or use the contact form.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Do not leave hidden gutters out of a clear-out
- Check the loft with care after heavy rain
- Get the gutters cleaned out every year
- Check that downpipes are firmly fixed to the wall
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it is done.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Why it’s worth a survey now in The Mint
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from the ground. Outbuildings and barns around The Mint are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.
Why us?
- Prices that include VAT
- Over 5,000 surveys carried out
- PI and public liability insurance
- An independent view of the roof

Gutter surveys around The Mint
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Liss station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Liss Junior School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near Hope Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
