Chimney surveys in Rake

Chimney surveys for homes and businesses in Rake

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. Typical surveys look at pots or cowls that look unsafe and staining on walls around the chimney, on flaunching, shared and party-wall stacks and chimney breasts.

Older buildings in small places like Rake may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Honest limits

In fairness, a roof survey has limits:

  • A structural engineer’s assessment
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

Prices for chimney surveys in Rake

The price reflects the time and kit the roof needs. That comes down to:

  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or email us.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Photograph damp patches with the date
  • Check your stacks from the ground after strong winds
  • File photos of the stacks with your home records
  • Use a Gas Safe registered engineer for gas appliances

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

Roofs, chimneys and gutters in Rake

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Rake CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Rake Mission Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Liss station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

The survey, step by step

After the inspection, everything we found is written up as a report with photographs, sent to you by email. As for time on site, it typically takes between one and two hours for most homes, a little longer where there are several stacks. Older roofs in small places like Rake can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • For flats, check roof access has been agreed
  • Move anything stored under the loft hatch

Advice

FAQs for Rake

Will you come out to Rake?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Rake listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Why act early in Rake

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. For older village homes like those around Rake, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
