Chimney Survey in Greatham
We carry out chimney surveys in Greatham and the rest of Hampshire. We survey seven days a week.
- A stack that appears to lean
- Loose, cracked or missing pots
- Frost-damaged brickwork on the stack
How a chimney survey works in Greatham
If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed staining on walls around the chimney and gaps where the stack meets the roof, a survey will tell you what’s going on.
In a village or hamlet like Greatham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Chimney surveys around Greatham
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For site and facilities teams at buildings like Greatham Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own one of the older houses in the streets near Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

How it works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at most homes, and more on a big or complicated roof. Around Greatham, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Move anything stored under the loft hatch
- Keep pets out of the way during the survey
- For flats, check roof access has been agreed

Different roofs, different checks
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It’s usually a modest repair when it’s caught early.
What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
What a chimney survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- The inside of the flue, which needs a sweep or flue specialist
- Hidden sides of a shared stack
- Structural calculations for a leaning stack
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

Questions from Greatham
Is Greatham within the area you cover?
Yes. Greatham is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can a landlord with a rental near Liss station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Should I worry about a leaning stack?
It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
Our stack is shared. Can you still survey it?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll plan the survey around it.
Useful tips for Greatham property owners
Some practical points come up on survey after survey. They apply to most roofs:
- File photos of the stacks with your home records
- Glance at the stacks from the street now and then
- Make sure unused flues are capped with ventilation
- Check with the council before altering a stack in a conservation area or on a listed building
After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.
Do you need a chimney survey in Greatham?
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.
Typical things we are asked to look at include:
- Damaged chimney pots and cowls
- Frost-damaged brickwork on the stack
- Flaunching that has broken away
- Redundant stacks capped without ventilation
If you let a flat or house near Liss station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
