Chimney survey in Woolmer
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you are worried about damaged chimney pots and cowls and flaunching that has broken away, we can find out what’s behind it, whatever the roof.
Somewhere as small as Woolmer, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Questions from Woolmer
I let a flat near Liss station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.
Does a conservation area affect roof work in Woolmer?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Woolmer in your area?
Yes. We survey roofs in Woolmer and the rest of Hampshire. To book, phone 07833 053749 or use the contact form.
Can you survey a chimney stack we share with next door?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What does a roof survey cost?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Why it is worth a survey now in Woolmer
A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a place like Woolmer, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Chimney surveys around Woolmer
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a building such as St Matthew's Church of England Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Liss station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to St Matthew's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Roof by roof
Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Surveys for landlords and agents in Woolmer
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
What we cannot see
It’s a careful look at the chimney stack, not the whole story. The main limits are:
- Hidden sides of a shared stack
- Checks on boilers, fires or their flues
- A structural engineer’s assessment

What this survey covers
- Lead flashings
- Chimney pots and cowls
- Shared and party-wall stacks
- Chimney breasts
- Flaunching
- Brick chimney stacks
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Woolmer, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Show us where any leaks or stains appear
- Make sure we can get to the back of the property
- Make sure the loft hatch can be reached
