Roof leak investigation in Woolmer, Hampshire
Not sure what state the leaking roof is in? We carry out roof leak investigations in Woolmer and across Hampshire, with plain-English findings.
- Drips in the loft during heavy rain
- Staining where a gutter or parapet meets the wall
- Damp underlay across a wide area
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
How a roof leak investigation works in Woolmer
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. We survey lead flashings, rooflights and dormers and chimney stacks, and the problems we’re asked to look at most are wet patches high on an inside wall and condensation that looks like a leak.
For a small place like Woolmer, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

When to book a survey in Woolmer
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.
Common reasons to book include:
- Brown rings on upstairs ceilings
- Water coming in around a roof light or dormer
- Damp underlay across a wide area
- Water dripping from rafters or underlay
Anyone responsible for a site like St Matthew's Church of England Aided Primary School will know that a leak through a large roof is frequently found some distance from where the water shows inside.
Questions to ask before booking
- Whether any drone flown is registered with the CAA
- Will the report include photos?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft space is looked at, where there is one
Woolmer questions
Do you carry out roof surveys in Woolmer?
Yes, Woolmer is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Will you come out to Woolmer?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
How do you tell a leak from condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.
Can you always find the source?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Leaks and storm damage in Woolmer
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.
Take an older house close to St Matthew's Church: lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Liss station may find that tracing a leak quickly matters when a tenant is living with it.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An intermittent leak that shows no trace on the day
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.

What we do, step by step
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Woolmer can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the roof space above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photographs, the likely entry point and recommendations.
Before we arrive
- Keep pets out of the way during the survey
- Tell us where we can park nearby
- Jot down any questions you want answered

Advice
Before and after the survey
Small things make a difference. Our tips:
- Make sure the loft is accessible
- Protect furniture and flooring under the leak
- Check whether pipes or tanks run near the stain
- Record whether it leaks in every downpour or only some
Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.
Keep the roof space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.
