Roof survey in West Liss: what you get

Our roof surveys cover West Liss and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or email us. We survey chimney stacks, clay and concrete tiles and ridges, hips and valleys, and the problems we are asked to look at most are valley linings that have cracked or split and torn or sagging underlay.

In a village or hamlet like West Liss, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like West Liss needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street

Advice

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why it is worth a survey now in West Liss

Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up. For an older or listed building in a place like West Liss, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Common questions in West Liss

How do I find out if my home in West Liss is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Liss station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you work in West Liss?

Yes. We survey roofs across London and South East England, West Liss included.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

What a roof survey looks like in West Liss

If your survey includes the drone, the flight is checked against the Drone Safety Map first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Anyone responsible for a site like Liss Infant School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Signs you need a roof survey in West Liss

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It is often mistaken for a leak.

Common reasons to book include:

  • Leaking gutter joints and downpipes
  • Lifted, split or missing lead flashings
  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks

If you own a rental within reach of Liss station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before you book

  • Whether any drone flown is registered with the CAA
  • Which limits apply to the survey
  • Their track record with similar roofs
  • Their insurance cover

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Include dormers, porches and garages when you book
  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs
  • Photograph stains when they appear

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
