What a flat roof survey looks like in Burley
Avon Tyrrell House, about 2.3 miles south-west, is one of the historic houses in the wider area around Burley. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Sway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Burley is in Hampshire. Burley gets the same service as everywhere else we work: a close look at whatever is safely visible, photographs and a clear written report. Burley is one of the towns and villages in Hampshire where we work. You can also see our page for Southampton.

Flat roof survey in Burley
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. Typical surveys look at loose or cracked edge trims and leaks around rooflights, on felt flat roofs, upstands and outlets and single-ply membranes.
Somewhere as small as Burley, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What affects the cost of flat roof surveys
Prices always include VAT. The things that change the price are:
- The size of the roof
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, like extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before booking.
What to tell us when you get in touch
If you can, have these to hand when you contact us:
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
- Whether there’s a loft hatch, a shared roof or tricky access
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Older and listed buildings around Burley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Burley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Tell us about any leaks, stains or damp patches you know of

Your questions about flat roof surveys in Burley
Do you carry out roof surveys in Burley?
Yes, Burley is one of the places we work. The survey and report are the same in Burley as anywhere else, and visits run on weekdays and weekends.
Is Burley within the area you cover?
Yes, Burley is on our map. Villages and rural addresses get the same survey as a town house.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.
Is a flat roof survey the same as a building survey?
No. It is a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
What do I do with the report?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Can you find where water is getting through my flat roof?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we will say so and suggest what would help.
What we are asked to look at in Burley
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
Things that often lead to a survey include:
- Damaged trims at the roof edge
- Blisters and bubbles in the covering
- A sagging deck under the covering
- Blocked or damaged outlets
For site and facilities teams at buildings such as Burley Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Before booking any roof surveyor
- Which parts of the roof they’ll actually see
- Which limits apply to the survey
- Are they insured for the work?
- Whether the inside of the roof is included
Roof by roof
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
