How a flat roof survey works in Woodside
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We’re often asked to look into splits, cracks and crazing and edge trims that have lifted or split, across GRP fibreglass, mastic asphalt and upstands and outlets.
Older buildings in small places like Woodside may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The report records the flat roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Common questions in Woodside
Do you cover Woodside?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will you come out to Woodside?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How long is the visit?
It normally takes about one to two hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Is a flat roof survey the same as a building survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
Do you check flat roofs for asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Checking the roof from the ground
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
What we are asked to look at in Woodside
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Here are some of the things we see often:
- Blisters and bubbles in the covering
- Upstands pulling away from walls
- Splits, cracks and crazing
- Pools of water lying on the roof
If you own one of the older houses in the streets near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.
What to check before booking
- Whether the loft is part of the inspection
- Will the report include photos?
- Their drone registration, if they fly one
- How they plan to inspect the roof safely
Different roofs, different checks
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
What a flat roof survey looks like in Woodside
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
For site and facilities teams at buildings like Vernham Dean Gillum's Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Why get it checked now?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. For an older or listed building in a place like Woodside, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

- Fragile surfaces, which we do not walk on
- Hidden layers beneath the covering
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

How it works
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Woodside, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Buyers: confirm access with the estate agent or seller
