Independent pre-purchase roof surveys in Woodside

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Pre-purchase roof survey in Woodside

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey the roof space, lead flashings and valleys and natural slate, and the problems we’re asked to look at most are a ridge or slope that dips and quick fixes on flashings and valleys.

For a small place like Woodside, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Questions from Woodside

Do you cover Woodside?

Yes, Woodside is one of the places we work. The survey and report are the same in Woodside as anywhere else.

Will you come out to Woodside?

We do. A small place gets exactly the same survey as a big one.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

When to book a survey in Woodside

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.

It’s worth booking a survey if you’ve seen:

  • Gaps where slates or tiles have come loose
  • Ponding, blisters or splits on a flat roof
  • Gutters that overflow or drip at the joints
  • Quick fixes on flashings and valleys

If yours is one of the older homes in the streets near Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • Their report turnaround times
  • What exactly goes into their report
  • What they will not be able to tell you

What a roof survey includes

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • The use of thermal imaging or a drone
  • The roof’s overall size
  • The shape of the roof and its details
  • Whether it is a home or a commercial building

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your survey before booking.

Booking your survey

A little information up front helps. Please include:

  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

How the survey changes by roof type

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

What we do, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Woodside can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Jot down any questions you want answered
  • Find any records of previous roof work
  • Note where any stains or damp appear

Book a survey

Booking is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

Advice

Local roofs and buyers in Woodside

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Around Woodside, as everywhere, small roof faults are simplest to sort before they let water in.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch for stains or fresh paint on ceilings below the roof
  • Mention any deadline when you get in touch
  • Check we’ll be able to get into the loft space
  • Don’t leave it until just before exchange

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
