Signs you need a flat roof survey in Liphook

Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

Things that often lead to a survey include:

  • Failed upstands where the roof meets a wall
  • Dips that suggest the deck is deflecting
  • Cracked or split membrane
  • Edge trims that have lifted or split

The streets around a church such as St Mary's Church Centre are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to expect from a roof survey

Flat roof surveys for homes and businesses in Liphook

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or email us with the address and a rough idea of the roof area. If you’ve noticed cracked or split membrane and gaps at upstands and abutments, we can find out what’s behind it, on upstands and outlets, EPDM rubber and felt flat roofs alike.

Outbuildings, garden rooms and garages in places like Liphook often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.

What we look at

  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Questions from Liphook

Is my home in Liphook listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Liphook?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a flat roof survey replace a RICS survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

How long is the visit?

That depends on the size and shape of the roof; most visits take an hour or two for most houses, or half a day or so for a commercial building. The written report follows by email.

Flat and commercial roofs around Liphook

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take a building like Bohunt School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Liphook station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

A little information up front helps. It’s useful to include:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Liphook is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors
