What we look for on each type of roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

How a flat roof survey works in Gosport

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Typical surveys look at leaks around rooflights and edge trims that have lifted or split, on felt flat roofs, upstands and outlets and mastic asphalt.

Flat roofs on exposed homes in small places like Gosport take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Around Gosport, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Questions from Gosport

How do I find out if my home in Gosport is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Gosport?

Yes, Gosport is one of the places we work. The survey and report are the same in Gosport as anywhere else.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Where a roof is exposed, as many are in small places like Gosport, driving rain gets into any weakness, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • Roof area
  • Commercial roofs and larger buildings
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Getting in touch

When you call or email, these details help:

  • Dates you are working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Flat and commercial roofs around Gosport

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If yours is one of the older homes in the streets near Church of St Mark, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Ampfield Church of England Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Common roof problems in Gosport

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Things that often lead to a survey include:

  • Cracked or split membrane
  • Outlets that hold water back
  • Signs of deflection in the roof deck
  • Loose or cracked edge trims

If you own a rental within reach of Chandlers Ford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
