Flat roof surveys in Lower Slackstead: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Lower Slackstead has a long history of building, with Mottisfont Abbey about 4.3 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For landlords with property near Romsey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Lower Slackstead is about 3 miles north-east of Romsey, in Hampshire. If you are in Lower Slackstead, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Lower Slackstead is one of the places in Hampshire we cover. There is also a page for Southampton.

About our flat roof survey in Lower Slackstead

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you are worried about loose or cracked edge trims and failed seals around rooflight kerbs, we can find out what’s behind it.

Some older homes in villages like Lower Slackstead are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Lower Slackstead can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Surveys for landlords and agents in Lower Slackstead

Any of our surveys can be booked by landlords, agents and building managers in Lower Slackstead. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Why get it checked now?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. Outbuildings and barns around Lower Slackstead are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What we look for on each type of roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Look for standing water a day after rain
  • Treat rooflights and old sheeting as fragile
  • Keep people off the roof unless they need to be there
  • Check that new brackets or units haven’t damaged the covering

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Your questions about flat roof surveys in Lower Slackstead

Does a conservation area affect roof work in Lower Slackstead?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Lower Slackstead within the area you cover?

Yes. Lower Slackstead is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows by email.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll plan the survey around it.
