Flat roof survey in Heckfield Heath: what you get

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Typical surveys look at gaps at upstands and abutments and ponding water that doesn’t drain away, on upstands and outlets, felt flat roofs and GRP fibreglass.

Somewhere as small as Heckfield Heath, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a hamlet or village like Heckfield Heath, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a report with photos and our recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

Advice

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Questions from Heckfield Heath

Do you cover Heckfield Heath?

Yes, Heckfield Heath is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Heckfield Heath?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or drop us an email with the address.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Common roof problems in Heckfield Heath

A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Things that frequently lead to a survey include:

  • Upstands pulling away from walls
  • Standing water left after rain
  • Splits, cracks and crazing
  • Blisters and bubbles in the covering

Take an older house close to Church of St Michael: flat-roofed rear additions and dormers added over the years are worth checking.

Before booking anyone

  • What happens after the report arrives
  • Will the report include photos?
  • Whether the loft space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What a flat roof survey looks like in Heckfield Heath

Historic houses such as Stratfield Saye House, about 1.6 miles west, show how far back building in the area around Heckfield Heath goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you let a flat or house near Mortimer station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What we can’t see

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • A structural engineer’s assessment of the deck
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that are not safe to walk on or view

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.
