Flat Roof Survey in Heckfield
An experienced roof surveyor for flat roof surveys in Heckfield. Over 5,000 surveys and 20+ years behind us.
- Water getting in at rooflights
- Raised blisters across the surface
- A sagging deck under the covering
What we are asked to look at in Heckfield
Water that does not drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
Typical things we are asked to look at include:
- Splits, cracks and crazing
- Failed seals around rooflight kerbs
- Gaps at upstands and abutments
- Blisters and bubbles in the covering
If you let a flat or house near Mortimer station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Before you book anyone
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Which limits apply to the survey
- Whether VAT is added on top
- What insurance they carry
Flat roof survey in Heckfield: what you get
Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey felt flat roofs, single-ply membranes and mastic asphalt, and the problems we’re asked to look at most are blocked or damaged outlets and failed seals around rooflight kerbs.
Some older homes in villages like Heckfield are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

How we price flat roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- How big the roof is
- How tall the building is and how easy the roof is to see
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
Getting in touch
A little information up front helps. Please include:

Can I check my roof myself?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
How the survey works
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Heckfield often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Check pets are kept safely away
- Check we can get to the back of the property
- Note where any stains or damp appear

Advice
Heckfield: your questions answered
Is my home in Heckfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover Heckfield?
Yes. Our area covers London and the South East, and Heckfield is part of that. Just phone 07833 053749 or send us an email and tell us about the property.
Does the weather affect the survey?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.
What does the report include?
Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
How many years has my flat roof got left?
A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Different roofs, different checks
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
What we cannot see
In fairness, a roof survey has limits:
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
- A structural engineer’s assessment of the deck
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.
Roof types and parts we check
- EPDM rubber
- Felt flat roofs
- Single-ply membranes
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
Flat roofs in Heckfield
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Stratfield Saye House, about 1.7 miles west, show how far back building in the area around Heckfield goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Daneshill School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Michael: flat-roofed rear additions and dormers added over the years are worth checking.
