Flat roof survey in Holbury, Hampshire
Know where you stand with the flat roof before you spend money on it. Flat roof surveys in Holbury, with photos and a clear written report.
- Standing water left after rain
- Outlets that hold water back
- Splits, cracks and crazing
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Flat roof survey in Holbury: what you get
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are blocked or damaged outlets and pools of water lying on the roof, on felt flat roofs, upstands and outlets and single-ply membranes.
In smaller places like Holbury, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take between one and two hours for a house, or half a day or so for a commercial building. Being in a smaller place like Holbury doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Dig out any old roof reports or invoices
- For flats, make sure roof access has been agreed
- Unlock side gates and any roof access doors
Arrange a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Advice
Holbury questions
How do I find out if my home in Holbury is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does being near the coast affect roofs in Holbury?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.
What happens next?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you look in the loft space?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How long will you be at the property?
Expect it to take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. The written report follows by email.
Do you work in Holbury?
Yes. We survey roofs across London and South East England, and that includes Holbury.
Does the survey cover asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
What affects the price in Holbury
The price reflects the time and kit the roof needs. That comes down to:
- Height and safe access
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we’ll ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- The address and postcode of the property
- Any photos you have, taken from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
To get a price for flat roof surveys in Holbury, phone 07833 053749 or drop us an email. The address, the type of property and what you need to know help us price the survey accurately.
What a flat roof survey does not cover
It is a careful look at the flat roof, not the whole story. The main limits are:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
- An exact number of years the roof has left

Flat roof surveys around Holbury
Holbury lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. With Beaulieu Palace House about 2.9 miles west, Holbury sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Cadland Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Netley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Holbury is about 2 miles south of Hythe, in Hampshire. In Holbury, as across Hampshire, every roof gets the same careful survey. Our area takes in places right across Hampshire. For surveys nearby, see our Southampton page.

For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Book a survey every few years
- Ask contractors to protect the roof if they work on it
- Never stand on rooflights or fragile sheeting
- Ask whoever fits equipment on the roof to make good the covering
For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
