Flat roof survey in Fawley

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We’re often asked to look into damaged trims at the roof edge and failed upstands where the roof meets a wall, across GRP fibreglass, single-ply membranes and felt flat roofs.

Somewhere as small as Fawley, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours for most houses, though large, tall or awkward roofs take more time. In a small place like Fawley, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

What we’re asked to look at in Fawley

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

We are often asked to look at:

  • Outlets that hold water back
  • Loose or cracked edge trims
  • Dips that suggest the deck is deflecting
  • Pools of water lying on the roof

For site and facilities teams at buildings like Fawley Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • What insurance they carry
  • When you’ll get the report
  • What follow-up you get after the report
  • Whether the inside of the roof is included

What a good roof survey covers

What happens if roof problems are left?

A small split in a flat roof is usually a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you are dealing with. Around Fawley, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Fragile surfaces, which we do not walk on
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fawley: your questions answered

Is the coastal weather around Fawley hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

Will you come out to Fawley?

Yes. Fawley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

What’s in the survey report?

A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What a flat roof survey looks like in Fawley

The coast is about 1 mile or less from Fawley, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you let a flat or house near Hamble station, the flat roof over a let home is worth a look before it becomes a tenant complaint. With Beaulieu Palace House about 4.4 miles west, the area around Fawley has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
