- Patches of heat loss across the roof
- Missing or slipped insulation
- Damp where roofs meet walls and chimneys
How a thermal roof survey works in Holbury
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. We are frequently asked to look into damp around roof outlets and upstands and damp that repairs haven’t cured, across flat roofs, ceilings below the roof and commercial roofs.
In smaller places like Holbury, many homes are bungalows and houses with roofs you can partly see from ground level. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

When to book a survey in Holbury
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.
We’re frequently asked to look at:
- Thin or uneven insulation in the roof
- Cold areas below the roof
- Water getting in at parapets and stacks
- Water that travels before it shows
For site and facilities teams at buildings such as Cadland Primary School, big roofs are where photos from the air and thermal images show the most at once.
Before booking any roof surveyor
- Whether you get a written report with photos
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- When you will get the report
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Holbury questions
Will you come out to Holbury?
Yes. Holbury is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is my home in Holbury listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. A visit to a smaller place like Holbury is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Leave a clear route to the loft
- Let us know where we can park nearby
- Point out any leaks or damp patches

Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Useful tips for Holbury property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- File the images with your roof records
- Move stored items away from the loft hatch
- Take photos of stains as they appear, so we can compare
- Talk to us about the weather when booking
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.
Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.
Drones, thermal imaging and Holbury roofs
Holbury lies within about 2 miles of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
Beaulieu Palace House lies about 2.9 miles west, so building around Holbury goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings.
Holbury is about 2 miles south of Hythe, in Hampshire. From houses to flats and shops in Holbury, we can survey the roof. Our area takes in places right across Hampshire, from the larger towns to small villages. You can also see our page for Southampton.

We also work in nearby towns like Gosport (10 miles east), Eastleigh (10 miles north), Fareham (8 miles east), Totton (8 miles north-west), Chandler's Ford (11 miles north) and Hedge End (7 miles north-east).

What we look for on each type of roof
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.
