Flat Roof Survey in Little Holbury
Surveys of flat roofs on homes, extensions and commercial buildings in Little Holbury. We’ve completed more than 5,000 surveys across London and the South East.
- Water getting in at rooflights
- Blisters and bubbles in the covering
- Upstands pulling away from walls
The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take an hour or two for a house, and longer for a large or complex roof. Somewhere as small as Little Holbury, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before we arrive
- Make sure the loft hatch can be reached
- If the roof is shared, arrange access with whoever manages the building
- Unlock side gates and any roof access doors

How a flat roof survey works in Little Holbury
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are edge trims that have lifted or split and failed upstands where the roof meets a wall, on EPDM rubber, single-ply membranes and mastic asphalt.
In a small place like Little Holbury, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What a survey costs
Several things affect the price of a survey:
- The roof’s overall size
- Commercial roofs and larger buildings
- Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What to tell us when you contact us
If you can, have these to hand when you get in touch:
- Any marks or damp showing indoors
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.
Little Holbury: your questions answered
Do roofs near the sea, like those around Little Holbury, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like Little Holbury?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is ponding on a flat roof a problem?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Does the report include photos?
Yes. We photograph the roof as we go, and they go into the written report.
How long is the visit?
Time on site depends on the roof; most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
Flat roof surveys in Little Holbury: local notes
Little Holbury is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 2.8 miles west lies Beaulieu Palace House, a reminder of how long the area around Little Holbury has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take a building like Manor Church of England Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Netley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is normally one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
When you need someone else
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- The condition of the deck or insulation hidden under the covering
- Structural calculations, which need a structural engineer
- Testing older roof sheets for asbestos
