Flat roof survey in Frostlane: what you get

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you are worried about edge trims that have lifted or split and blistering in felt or asphalt, we can find out what’s behind it.

Older buildings in small places like Frostlane may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Signs you need a flat roof survey in Frostlane

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

A survey makes sense if you’ve noticed:

  • Leaks around rooflights
  • Blocked or damaged outlets
  • Splits, cracks and crazing
  • Ponding water that does not drain away

Take an older house close to St Anne: flat-roofed rear additions and dormers added over the years are worth checking.

Before booking anyone

  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their track record with similar roofs

What a good roof survey covers

Different roofs, different checks

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Flat roofs in Frostlane

Frostlane is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. With Medieval Merchant's House about 3.1 miles north, Frostlane sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Netley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Waterside Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Why act early in Frostlane

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a small place like Frostlane, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Questions from Frostlane

Do you cover smaller places like Frostlane?

Yes, Frostlane is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is the coastal weather around Frostlane hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Frostlane is within about 1 mile of the coast.

How do I book a survey in Frostlane?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll recommend the right survey. Surveys run on weekdays and at weekends.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you give a life expectancy for the roof?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or send us an email.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

How it works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Around Frostlane, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.
