About our roof leak investigation in Frostlane
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’re worried about water that shows only in certain storms and wet patches high on an inside wall, we can find out what’s behind it, whatever the roof.
Somewhere as small as Frostlane, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Common roof problems in Frostlane
Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.
We’re frequently asked to look at:
- A leak that comes and goes with the weather
- Brown rings on upstairs ceilings
- Staining around the chimney inside
- Water through the ceiling under a flat roof
Take an older house close to St Anne: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Frostlane questions
Is the coastal weather around Frostlane hard on roofs?
It can do. Frostlane is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does a conservation area affect roof work in Frostlane?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Is Frostlane in your area?
Yes. Frostlane is part of the area we cover, and the service is the same as everywhere else we work.
Do you use thermal imaging to find leaks?
Thermal imaging is used where it is useful, and it’s included in our Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
How do I arrange a roof leak investigation in Frostlane?
Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Roof leak investigations around Frostlane
Frostlane is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.
Shop and office owners around Westquay may find that a leak can close part of a shop or office, so finding the cause quickly matters. Medieval Merchant's House, about 3.1 miles north, is one of the historic houses in the wider area around Frostlane. Older roofs around here can leak at old repairs as readily as at original details.
Frostlane is about 1 mile south-east of Hythe, in Hampshire. Surveys in Frostlane work the same way as everywhere we cover: a careful look at what can safely be seen, photos and a clear written report. Our area takes in places right across Hampshire, large and small.

What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two, more where the leak is intermittent or the roof is large. Older rural homes like those around Frostlane can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us where the water shows and when it appears.
- Inside, we check the damp area and the roof space above it.
- Outside, we check every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- For flats, make sure roof access has been agreed

Why get it checked now?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That is frequently what breaks the cycle. Older cottages and farmhouses around Frostlane can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
What you get with us
- Clear package prices, including VAT
- An independent view of the roof
- Every finding written up with photos
- Insured for professional indemnity and public liability

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What affects the cost of roof leak investigations
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
Before you get in touch, it is useful to have:
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
- Your postcode, so we can check access and travel

Tips that help
These tips come from what we see on roofs every week:
- Note the weather when the leak shows
- Photograph the stain each time it appears
- Stay off ladders and the roof
- Make sure the loft is accessible
Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
