Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour
  • Have gutters cleared at least once a year

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

How a gutter survey works in Frostlane

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. We survey outlets and hoppers, fascias and soffits and eaves gutters, and the problems we’re asked to look at most are gutters full of debris and silt and choked outlets or hopper heads.

Older buildings in small places like Frostlane may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building usually during the worst downpours. Having them checked before autumn and winter makes sense. Older and listed buildings around Frostlane may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Which survey package you book
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Height and safe access

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or email us.

Frostlane homes and their roofs

The coast is about 1 mile or less from Frostlane, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. About 3.1 miles north lies Medieval Merchant's House, a reminder of how long the area around Frostlane has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For businesses in and around places such as Westquay, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Netley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take about one to two hours for a house; commercial roofs usually need 3–4 hours. For a village or hamlet like Frostlane, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Check the loft hatch can be reached
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets in another room

Frostlane: your questions answered

Does a conservation area affect roof work in Frostlane?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is the coastal weather around Frostlane hard on roofs?

It can do. Frostlane is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

Will you walk on the roof?

Only if it is safe. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

When to book a survey in Frostlane

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Common reasons to book include:

  • Valley or box gutters that overflow inside
  • Downpipes that are split or coming away
  • Leaves and moss blocking gutters
  • Hoppers and outlets full of debris

For site and facilities teams at buildings like Waterside Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Whether VAT is added on top
  • Whether they hold professional indemnity and public liability insurance
  • How long the report takes to arrive
  • Whether the loft space is looked at, where there is one
