Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We’re often asked to look into cracked or split membrane and a sagging deck under the covering, across GRP fibreglass, single-ply membranes and felt flat roofs.

In a village or hamlet like Froxfield Green, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How we price flat roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you contact us

A little information up front helps. Please include:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or email us.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check from a window for ponding after heavy rain
  • Clear roof outlets and gutters each autumn
  • Note the date and type of any roof work
  • Check ceilings under the roof for damp patches

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. In a place like Froxfield Green, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. For a village or hamlet like Froxfield Green, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Before the survey

  • If you are buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered

Checking the roof from the ground

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Local flat roofs in Froxfield Green

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you let a flat or house near Petersfield station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Church of St Peter on the Green, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Froxfield Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

FAQs for Froxfield Green

How do I find out if my home in Froxfield Green is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Froxfield Green?

We do. The survey and report are the same in Froxfield Green as anywhere else.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
