Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life
  • Keep people off the roof unless they need to be there
  • Note any new marks on ceilings beneath the roof

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Flat roof survey in Four Marks

Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about standing water left after rain and raised blisters across the surface, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Four Marks often have flat roofs of their own. They’re rarely looked at until something gets wet. It is worth mentioning them when you book, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A promise that the roof will not leak in future
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

Four Marks: your questions answered

Do you carry out roof surveys in Four Marks?

Yes, Four Marks is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Will you come out to Four Marks?

We do. Villages and rural addresses get the same survey as a town house.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Blocked gutters on homes around Four Marks overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a house, or half a day or so for a commercial building. For a survey in Four Marks, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

What a flat roof survey looks like in Four Marks

The wider area around Four Marks has a long history of building, with Bentworth Hall about 2.7 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Alton station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If your home is one of the older ones in the streets near Church of the Good Shepherd, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Do you need a flat roof survey in Four Marks?

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Look out for signs like these:

  • A sagging deck under the covering
  • Splits and cracks in the covering
  • Standing water left after rain
  • Outlets choked with leaves and silt

Take a building like Four Marks Church of England Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
