Landlord roof surveys for homes and businesses in Four Marks
The lease typically decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. We survey flat roofs on blocks, gutters and downpipes and converted houses, and the problems we are asked to look at most are flashings that have come away and leaking joints at party walls.
Houses in smaller places like Four Marks can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

Four Marks: your questions answered
Can a landlord with a rental near Alton station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Is my home in Four Marks listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.
Which days do you carry out surveys?
We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or send us an email.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Surveys for landlords and agents in Four Marks
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.
How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours for a single let house, with blocks of flats taking longer. In a smaller place like Four Marks, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you ahead of time.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Tell us about any leaks, stains or damp patches you know of
- Keep pets in another room
Booking a survey
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
Advice
Local roofs in Four Marks
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.7 miles north lies Bentworth Hall, a reminder of how long the area around Four Marks has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Alton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Four Marks Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of the Good Shepherd are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens if roof problems are left?
Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. We check the roof, not just the symptoms. On a bungalow or cottage around Four Marks, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
What we cannot see
It helps to know what a survey won’t do before you book:
- Areas behind locked flats or blocked hatches
- Who pays under the lease (that’s a legal question)
- A full building survey of every part of the property
If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and doesn’t.
