Flat roof surveys in Lockerley

Flat roof survey in Lockerley: what you get

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. If you’re worried about outlets that hold water back and signs of deflection in the roof deck, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Lockerley are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof by roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at most homes, and more on a big or complicated roof. Somewhere like Lockerley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Advice

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • What’s under the membrane without opening it up
  • Whether the deck or joists are strong enough
  • Parts of the roof that aren’t safe to walk on or view

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Plan a survey before the covering reaches the end of its usual life
  • Check new fixings through the roof are properly sealed
  • Check ceilings under the roof for damp patches
  • Note where water lies after a downpour

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Common questions in Lockerley

Does a conservation area affect roof work in Lockerley?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Lockerley?

Yes, Lockerley is one of the places we work. Every survey there gets the same written report with photos.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you check the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Flat roof surveys in Lockerley: local notes

About 1.8 miles east lies Mottisfont Abbey, a reminder of how long the area around Lockerley has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Lockerley Church of England Endowed Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St John: the joins between later flat roofs and the old walls are where problems typically start. For landlords with property near Mottisfont & Dunbridge station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
