Flat roof survey in Dunbridge
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed blistering in felt or asphalt and ponding water that doesn’t drain away, we can find out what’s behind it.
Some older homes in villages like Dunbridge are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- File the paperwork for the roof and any repairs
- Book a survey every few years
- Keep people off the roof unless they need to be there
- Ask whoever fits equipment on the roof to make good the covering
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
What we look for on each type of roof
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
Why it’s worth a survey now in Dunbridge
Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Older and listed buildings around Dunbridge may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- The use of thermal imaging or a drone
- Building height and the viewpoints available
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
What we need to know
These details help when you contact us:
- Whether there is a loft hatch, a shared roof or tricky access
- The reason for the survey, like buying, a leak or storm damage
- What kind of property and roof it is
- Any stains, drips or damp patches you’ve seen indoors
Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
What we do, step by step
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for a house, and longer for a large or complex roof. Around Dunbridge, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey

Flat and commercial roofs around Dunbridge
With Mottisfont Abbey about 0.7 miles north-east, Dunbridge sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
The streets around a church such as Church of St Andrew are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems typically start. For landlords with property near Mottisfont & Dunbridge station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building like Awbridge Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
