Roof by roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

Flat roof surveys for homes and businesses in Stonymarsh

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey upstands and outlets, mastic asphalt and single-ply membranes, and the problems we are asked to look at most are outlets that hold water back and upstands pulling away from walls.

In a village or hamlet like Stonymarsh, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at a typical home, and longer for a large or complex roof. Around Stonymarsh, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Book a survey

A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email. You will have a price before anything is arranged.

Advice

How we price flat roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • House, block, shop or office
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

These details help when you contact us:

  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • What made you get in touch

Unsure which package suits your roof? It’s easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

What a flat roof survey does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Hidden layers beneath the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we look at

  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • EPDM rubber

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch the ceilings below the flat roof for stains
  • Treat rooflights and old sheeting as fragile
  • Ask contractors to protect the roof if they work on it
  • Have the roof looked at again after a severe storm

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

Flat roofs in Stonymarsh

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Mottisfont Abbey, about 0.5 miles west, show how far back building in the area around Stonymarsh goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Mottisfont & Dunbridge station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St Andrew: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

FAQs for Stonymarsh

Do you cover Stonymarsh?

Yes. Our area covers London and South East England, and Stonymarsh is part of that. Just ring 07833 053749 or email us and let us know about the property.

Will you come out to Stonymarsh?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.

How long is the visit?

Expect it to take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. You will then get the report by email, on the timescale of your package.
